About Us
2024
In 2024, our first year, IWRA has much to be proud of. We have been accepted by St. George and Rendall & Rittner, and in the last three months this collaborative approach has been very fruitful:
- Obtained additional value from our service charges whilst working to reduce costs
- Fostered a positive dialogue to improve our development
- Ensured our electricity costs are verified good market value by an independent advisor
- Improved attitudes in concierge and the management office
- Established an open-door working relationship with R&R and St George
- Implemented a number of car park initiatives
- Restaurants have been notified regarding improvements needed
- Tesco are under warning for leaving their trash and trolleys in plain site
- Continued discussions to improve the trash area in the arches
- Assisted residents with day to day problems
2025
In 2025, we have a busy agenda:
- Appointing new committee members to widen our reach
- Holding our managing agents accountable for improving our development
- Providing accountability to all residents
- Completing review of reserve fund to date and gaining insight into the next 10-15 years
- Instating monthly budget meetings to ensure service charge account is delivered and there is a focus on savings throughout year
- Reviewing contractors' terms and holding them to account for poor service or overcharging
Our Vision for the Future
Build a stronger relationship with R&R to secure value for money and improvements in line with our expectations, enhance the look and feel of the development and ensure our interest is foremost in all decisions.
Our Mission
- Representation: The Association represents and promotes the common interests of all leaseholders.
- Amenities: We aim to preserve and improve the amenities for Imperial Wharf residents.
- Management Input: We seek to have some control/input into the decisions made by R&R Management or when/if a change of management company happens.
Our Approach
- Consultation: We consult with the management agents, St George, and Freehold Managers to ensure that the leaseholders' interests are prioritised and they are fully consulted on decisions related to expenditure and improvements to the development.
- Communication: We will ensure all leaseholders are informed of matters that may impact the development and where possible during the consultation stage.
